I will develop a list of features about your home, including color photos, all on a custom information sheet.
In addition, we will forward the listing to several realtors in the Raleigh/Durham and surrounding areas who are willing to assist in searching for potential homebuyers.

Make sure the exterior is clean and the lawn well manicured.
The front door entrance greets your prospective buyer. Make sure it is clean.
Bring in the sunshine! Open the drapes or shades to show how cheerful your house is during the daylight. Turn on the lights for evening showings and
consider leaving on strategic lights for a brighter feel, particularly on cloudy dreary days.
Neatness is important. Remove clutter, keep your beds made, tidy up closets and keep your house in good showing condition.
Keep your heat/air-conditioner set a comfortable temperature. Check your air-filters. (Replace if dirty)
Keep Kitchen counter tops cleared. Make sure your oven is clean. Remove pictures and magnets from the refrigerator. Check the kitchen faucets for leaks and caulk repairs.
Bathrooms should be checked for leaky faucets and necessary caulk repairs. Polish and shine the bathroom fixtures. Make sure your bath mats are clean.
Clear all unnecessary items form your attic/basement areas. Removal of these items will make the areas appear larger.
Soft music and pleasant aromas give your home an inviting feel.
Remember that selling you home is an emotional time. It is best to arrange leaving the house during a showing. This allows your prospective buyers to inspect and ask questions more freely to the agent.
Pets should be kept out of the pathways of others. Your agent/and or prospective buyers may be sensitive to pets. This may be a good time for you or someone arrange a walk with your pet.
